Cardinia Lakes is NatHERS 7-star new-build country — young families in 2018+ estate homes that meet the modern minimum R-values out of the box. The conversation here is about first-fit wall and ceiling batts (we work with the volume builders), top-ups to R6.0/R7.0 for cold-microclimate comfort, acoustic batts in media rooms, and NCC F5 party-wall compliance for terrace lots.
The Cardinia Lakes insulation story.
NatHERS 7-star is the starting point, not the target.
Almost every Cardinia Lakes home built post-2018 was designed to meet NatHERS 7-star — R5.0+ ceiling, R2.7 total system walls, R2.0 underfloor (where applicable), anti-condensation sarking. That's better than 90% of the existing Cardinia Shire stock. But R5.0 ceiling is still the minimum, and for Cardinia Lakes' cold-pocket winter mornings we usually recommend upgrading to R6.0 or R7.0 — $1–$3/m² extra for noticeably warmer bedrooms.
Small block, open-plan, lots of glass.
Typical Cardinia Lakes estate lot is 350–500m², with a new-build floor plan that's heavy on glass and open-plan living. The insulation envelope has to work hard against that — even a properly-spec'd R5.0 ceiling can feel under-served on a 5°C July morning if the home has 30m² of glazing on a south-facing wall. Upgrading ceiling to R7.0 plus adding under-rafter radiant barrier for summer is the standard premium pathway.
Terrace lots and dual-occ — NCC F5.
Cardinia Lakes has a growing terrace and dual-occupancy footprint (Arcadia and Timbertop releases especially). NCC F5 party-wall compliance (Rw + Ctr ≥ 50) is required and routinely gets missed or under-spec'd by volume builders. We install Knauf Earthwool Acoustic R2.5 in the party-wall cavity with the required resilient- channel or staggered-stud construction, and coordinate compliance testing at completion. Don't accept a "thermal" batt in a party wall — the acoustic rating is what NCC F5 needs.
Media rooms — the missing batt.
About 70% of Cardinia Lakes media rooms we audit have R2.5 thermal batts in the walls and ceiling but no acoustic upgrade. Adding acoustic batts ($4.5K–$9K for a 4×5m room) is the most requested upgrade we do post-occupancy. Easiest done during build or before plasterboard goes up — we coordinate with builders.
