Media rooms & home theatres — Beaconsfield's growing demand.
As Cardinia Lakes and Officer new-build homes get bigger, the dedicated media room is back — usually a 4×5m room adjacent to the main living, used for movies, gaming, and "kids don't interrupt the test cricket" purposes. We install acoustic batts in the walls and ceiling (around $4,500–$9,000 for a full room) which delivers a 5–8dB reduction on its own. For a serious home theatre experience that's the starting point; double-stud construction, acoustic plasterboard, door seals and solid-core doors handle the rest.
Party walls in townhouses and duplexes — NCC F5.
NCC F5 (formerly Part F5) requires party walls between sole-occupancy units to achieve Rw + Ctr ≥ 50 for airborne sound and L'nT,w ≤ 62 for impact sound (floors above adjoining units). Most Cardinia Shire townhouse developments — Cardinia Lakes terrace lots, Officer Atherstone duplexes, dual-occ subdivisions in Pakenham — need this compliance signed off at occupancy.
We install the acoustic batts (Knauf Earthwool Acoustic R2.5 or equivalent) in the party-wall cavity alongside the staggered-stud or resilient-channel construction and acoustic plasterboard your builder/engineer has specified. Compliance test at completion to confirm Rw + Ctr ≥ 50. We coordinate the testing with the builder.
Bathroom and laundry wall acoustics.
Cheap-build new homes routinely skip wall insulation between the bathroom and adjacent rooms — you can hear the shower running from the next bedroom. R2.5 acoustic batts in bathroom party walls drop plumbing noise dramatically. Common retrofit during bathroom renovations when the wall is already open.
What acoustic batts won't do.
Acoustic batts absorb sound that's already passing through the wall cavity. They don't stop flanking transmission (sound travelling through floor structures, ceiling cavities, or shared ductwork). For party walls, the resilient-channel construction handles flanking. For media rooms, decoupled door seals and a solid door matter as much as wall batts. We'll walk through the realistic expectations at quote stage.
