NatHERS 7-star new builds — first-fit at framing stage.
Atherstone and Officer Rise estates are largely 2018–2026 builds to NatHERS 7-star standard. That means R5.0+ ceiling, R2.7 total system walls, R2.0 underfloor (where applicable), and anti-condensation sarking under the roof. We work with several Officer-area volume builders supplying and installing the wall and ceiling batts at frame stage, sized correctly to the actual stud cavities and neatly fitted around windows, services and downlight rough-ins.
Officer Estate (mid-2000s) ceiling top-ups.
Officer Estate homes built around 2005–2015 typically have ceiling insulation at R3.0–R3.5 — meets the standard of the day but well below current R5.0–R7.0 expectations. A straightforward R-value top-up (lay R3.5 batts on top of existing to reach R6.5–R7.0) is one of our most common Officer jobs. $3,500–$5,500 for a 180m² home, often eligible for the VEU rebate if the original install rated R2.0 or lower.
Heritage Princes Highway homes — retrofit work.
The older Princes Highway / Old Princes Highway / Stoney Creek Road Officer homes (1970s–1990s brick veneer and weatherboard) have the same retrofit opportunities as Beaconsfield: empty wall cavities for pump-fill, suspended timber floors for underfloor batts, and often ceiling insulation under R2.0 or none at all. VEU eligibility is high.
Townhouse and dual-occ — NCC F5 party walls.
Officer has a growing dual-occupancy and townhouse market across the estate releases. Most need NCC F5 party-wall compliance (Rw + Ctr ≥ 50) which is delivered through acoustic batts (Knauf Earthwool Acoustic or Bradford Sound Screen) installed in a resilient-channel or staggered-stud wall system. We coordinate with the builder on installation timing and on-site compliance testing.
