Water under the roof: leak or condensation?
The batts can look wet in both cases, but the repair is completely different. A leak follows rain and a point of entry. Condensation follows cold surfaces, indoor moisture and the roof build-up. Diagnose the source before paying to replace anything.
Rain points to a leak. Cold clear nights point to condensation.
A roof leak usually begins at one defect: a cracked tile, loose ridge, failed valley, screw penetration, chimney flashing or roof transition. Water staining often forms a track downslope, although it may travel along timber before dripping. Condensation is more distributed. Fine droplets appear on the underside of metal roofing, foil or fixings across a wider area, often early in the morning even when no rain fell overnight.
Cardinia Shire has cool winter nights and heated homes that generate moisture from showers, cooking, drying clothes and people breathing. Warm indoor air escaping through downlights, ceiling gaps and exhaust ducts cools when it reaches the roof. If the assembly cannot safely drain, dry or release that vapour, droplets form and fall onto insulation. First repair liquid-water entry. Replacing batts below a failed flashing is not progress. Second, route bathroom, laundry and kitchen exhaust to outside. A simple compliant duct correction often costs $350-$900 per fan depending on access, outlet type and whether electrical work is involved. Run bathroom fans during use and for about 10 minutes afterward, and avoid drying washing indoors without extraction on cold days.
Third, seal unintended ceiling air paths while preserving required ventilation and fitting clearances. Downlights, manholes, service penetrations and open wall tops can move warm moist air into the roof. This does not mean sealing every eave opening. Roof and subfloor ventilation are designed parts of the assembly, and blocking them may move the problem rather than solve it.
Fourth, assess the roof membrane. AS/NZS 4200.1 covers pliable building membrane materials, while AS 4200.2 covers installation. The product’s vapour permeance, location, laps, drainage and compatibility with the roof system all matter. “Silver foil included” is not enough information for a condensation repair, and a membrane fitted on the wrong side of the assembly can trap moisture.
Only then decide what ceiling insulation can stay. Damp or collapsed glasswool should be removed after the cause is repaired and the structure is dry. Clean dry areas may be retained. The cheapest sarking job happens while the roof is already open.
If tiles or sheets are already being removed for a planned re-roof, adding a correctly selected membrane commonly adds about $15-$35 per m² in 2026. The roofer has access, battens can be detailed in sequence and laps can be inspected. On a 170 m² roof, the membrane component may therefore add roughly $2,550-$5,950 depending on product and detailing.
Retrofitting below a sound intact roof is labour-heavy because the covering often needs to be lifted and relaid. The roof-related portion may reach $80-$160 per m² before damaged timber, flashings or new ceiling batts. That is why the direct recommendation is to coordinate sarking, insulation and a re-roof, not install one this year and reopen the assembly next year. A like-for-like minor roof repair may fall within permit exemptions, but structural alteration, a changed roof form, major replacement or work controlled by a broader renovation can require a building permit. Spring and autumn provide the clearest inspection and installation windows.
